Theós Financial is a licensed mortgage brokerage operating under DRE License # 02253229 and NMLS ID # 2685114. We provide mortgage lending services including but not limited to: loan origination, pre-qualification, pre-approval, loan processing, and related financial services. Our website provides tools such as mortgage calculators, rate quotes, online applications, and educational resources.
2. Eligibility
You must be at least 18 years of age and a legal resident of the United States to use our Services. By using our Services, you represent and warrant that you meet these eligibility requirements. Mortgage services are available only in states where Theós Financial is licensed to operate.
3. Account Registration
Certain features of our Services require you to create an account. When you register, you agree to:

- Maintain and update your information to keep it accurate and current

5. Mortgage Services Disclaimer
All loan programs, rates, terms, and conditions are subject to change without notice. Pre-qualification and pre-approval are based on information provided and are not a commitment to lend. Final loan approval is subject to a complete underwriting review, property appraisal, title search, and other conditions. Theós Financial does not guarantee the approval of any loan application.
Interest rates and annual percentage rates (APR) displayed on our website or provided through our tools are for informational purposes only and may not reflect the actual rate available to you. Your actual rate will depend on your credit profile, loan amount, property type, occupancy, and other factors.
6. Rate Quotes and Calculators
Rate quotes, payment estimates, and calculations provided through our website tools (including the Quick Quote Engine, mortgage calculators, and affordability calculators) are estimates only. They are provided for informational and educational purposes and do not constitute an offer to lend, a commitment to specific terms, or a guarantee of any rate or payment amount. Actual rates, payments, and terms may vary based on market conditions and individual borrower qualifications.
7. Intellectual Property
The Services and all content, features, and functionality (including but not limited to all information, software, text, displays, images, video, audio, design, selection, and arrangement) are owned by Theós Financial, its licensors, or other providers and are protected by United States and international copyright, trademark, patent, trade secret, and other intellectual property laws.
You may not reproduce, distribute, modify, create derivative works of, publicly display, publicly perform, republish, download, store, or transmit any of the material on our Services without our prior written consent.

You may opt out of promotional communications at any time, but transactional communications related to active loan applications may continue as required by law.
All communications sent via SMS comply with TCPA regulations. Standard messaging and data rates may apply.
10. Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, THEÓS FINANCIAL SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO LOSS OF PROFITS, DATA, USE, GOODWILL, OR OTHER INTANGIBLE LOSSES, RESULTING FROM:
