About the
Antelope Valley

Palmdale (pop. 169,000+) and Lancaster (pop. 173,000+) together form the Antelope Valley, a high-desert region in northern Los Angeles County. Located along the SR-14 corridor north of the Santa Clarita Valley, the AV has experienced tremendous growth driven by affordable housing, aerospace employment, and infrastructure investment.

Modern family home in Palmdale-Lancaster area

Edwards Air Force Base, the birthplace of supersonic flight and home to NASA's Armstrong Flight Research Center, is the region's most prominent employer. Northrop Grumman's Palmdale facility — where the B-2 Spirit and B-21 Raider bombers were built — provides thousands of high-paying manufacturing and engineering jobs. Lockheed Martin's Skunk Works division also operates in Palmdale. This aerospace concentration creates strong demand for housing and supports a growing economy.

The Antelope Valley offers the most affordable home prices in LA County. Single-family homes can be found starting in the $300,000s, with median prices significantly below the county average. This makes the AV one of the best markets for first-time buyers, and FHA loans, VA loans (popular given the military presence), and conventional financing all work well. Some rural areas may qualify for USDA loans with zero down payment.

Why Buyers Choose
Palmdale & Lancaster

01

Affordable Homeownership

The Antelope Valley offers the most affordable single-family homes in LA County. First-time buyers who are priced out of the Santa Clarita Valley or the San Fernando Valley can find brand-new homes in master-planned communities at prices that make homeownership achievable.

02

Aerospace and Defense Jobs

Edwards AFB, Northrop Grumman, Lockheed Martin Skunk Works, and numerous defense contractors create a stable, well-paying employment base. The region's aerospace heritage attracts engineers, technicians, and military personnel from across the country.

03

VA Loan Friendly

With Edwards Air Force Base nearby and a large veteran population, the Antelope Valley is one of the most VA loan-friendly markets in California. Zero-down VA financing combined with affordable prices means veterans can purchase new homes with minimal out-of-pocket costs. See our California VA loan guide.

04

New Construction

Several major builders are active in the AV, offering brand-new homes with modern floor plans, energy-efficient features, and community amenities. Developments in West Palmdale, Quartz Hill, and east Lancaster provide a range of new-home options at competitive prices.

05

Growing Infrastructure

The proposed high-speed rail line, expanding Metrolink service, new retail and dining developments, and the Palmdale Regional Medical Center are transforming the Antelope Valley. The planned Palmdale station on the California High-Speed Rail route would connect the AV directly to downtown LA and the Central Valley.

Real Estate in the
Antelope Valley

The AV real estate market is characterized by affordability, new construction, and strong demand from aerospace workers, military personnel, and first-time buyers. Homes range from the low $300,000s for older properties to $500K-$600K+ for newer construction in premium communities. The price-to-space ratio is among the best in all of LA County.

FHA loans with as little as 3.5% down are extremely popular. VA loans serve the large military community. Conventional loans with 3-5% down are available for qualified buyers. Some rural areas may qualify for USDA zero-down loans. California first-time buyer programs including CalHFA and down payment assistance can further reduce costs. Get pre-approved today.

Lifestyle in the
Antelope Valley

The Antelope Valley offers a high-desert lifestyle with wide-open spaces, clear skies, and a growing array of amenities.

Poppy Reserve and Nature. The Antelope Valley California Poppy Reserve is one of the most spectacular wildflower displays in the state each spring. The region's Joshua trees, desert landscapes, and clear night skies provide a connection to nature that urban LA cannot match. Arthur B. Ripley Desert Woodland State Park and Saddleback Butte State Park offer hiking and wildlife viewing.

Aerospace Heritage. The Blackbird Airpark at Palmdale Plant 42 displays historic aircraft including the SR-71 Blackbird. Edwards AFB hosts air shows and the annual Aerospace Valley Air Show. The region's connection to aviation history — from breaking the sound barrier to building stealth bombers — gives the AV a unique identity.

Growing Amenities. The Palmdale Amphitheater, BLVD entertainment district in Lancaster, the Antelope Valley Mall, and an expanding restaurant scene are bringing urban amenities to the region. New shopping centers, medical facilities, and recreational venues continue to open.

Outdoor Recreation. The Pacific Crest Trail passes through the region. Lake Palmdale, the Antelope Valley bike trails, and nearby Angeles National Forest provide hiking, cycling, and outdoor adventure. The region's consistent sunshine supports an active outdoor lifestyle year-round.
